  • Phone calls are handled in a professional manner. All calls are returned within the same day or no later than 24 hours.
  • Prompt communication and attention to details when providing assistance to Board members and homeowners regarding the day to day operations of their Association.
  • Accounting services are provided using a fully compliant accounting platform that allows us to customize our clients’ chart of accounts and accurately run and modify receivable and payable reports, which can be viewed live at any given time.
  • Financial statements are prepared no later than ten (10) days prior to each meeting and included in each Board report for the Board Members’ review. An electronic version can also be provided upon request.
  • La Perla works with each Association’s approved CPA in preparing the year-end audit and tax returns. We also  work with the Association’s approved Reserve Analyst so that the reserve study can be prepared and presented to the Board no later than six (6) monthsprior to the fiscal year end.
  • The accounting staff and the manager work together in preparing the first draft of the Operating Budget, which is presented to theBoard no later than four (4) months prior to the Association fiscal year end.
  • Invoices are processed on a weekly basis, and by each Manager to ensure that the proper general ledger code has been issued.
  • La Perla uses paperless work orders to communicate with the Association’s vendors allowing each resident to receive a notification once the maintenance issue has been resolved.
  • 24/7 Emergency services are provided to assist residents with any emergencies. The number to call is 949.361.6330.
  • Monthly community walk-throughs are held to ensure compliance of governing documents. A Compliance Report is provided to the Boardof Directors in each Board report for review. Violations can be tracked via Board WebPortal.
  • Walk-throughs with the Association’s landscape company and committee members are also held on a monthly basis. A Walk-through report is included in each Board report for the review of the Board of Directors.
  • Residents are provided with online access, whether it’s via computer or mobile device, to their assessment account where payments can be made, service requests can be initiated, the manager can be contacted, and much more.
  • At La Perla, homeowners can make payments online (via debit card, credit card and ACH), via lockbox and also at the management office in Laguna Hills.
  • Board members are provided with a Board report no later than seven (7) days prior to each Board meeting.
  • La Perla provides a conference room with internet, television and projector where meetings can be held absolutely free of charge.
  • Preparation of monthly newsletters.
  • Community website hosting and monitoring.
