Local, In-Office Management

Our Community Managers work from our Laguna Hills office, providing Boards and homeowners with a local and accessible management team. Having our managers working together in the office encourages collaboration, knowledge sharing, and faster communication between management, accounting, compliance, and administrative staff.

When an issue arises, our managers have direct access to the La Perla team and the resources necessary to address it.

Board Member Education & Training

We believe an educated Board is better equipped to make informed decisions on behalf of its community. That’s why La Perla provides in-house educational and training opportunities for our Board members, whether they are seasoned directors with years of experience or serving on an HOA Board for the very first time.

Throughout the year, we invite respected industry professionals and leaders to share their expertise with our Board members on topics affecting California community associations.

Educational opportunities may include:

  • Understanding and reviewing association financial statements
  • Budgeting and reserve planning

La Perla believes professional management requires continuous education. Our management team maintains involvement with the Community Associations Institute (CAI) and the broader community association industry.

Through industry participation, continuing education, professional relationships, and educational events, our managers stay informed about industry best practices, legislative developments, emerging trends, and issues affecting California community associations.

That knowledge is brought back to the communities we manage, helping our Boards make better-informed decisions and proactively prepare for changes within the industry.

Flexible Board Meetings — In Person & Online

We understand that Board members have busy schedules. As a courtesy to our clients, La Perla offers hybrid meeting options, allowing Board members to participate in person or remotely via Zoom.

Our Laguna Hills office also includes a conference room equipped with internet, television, and presentation capabilities, available to our managed communities at no additional charge.

Responsive Communication

Professional and timely communication is one of our priorities. Calls and inquiries are handled courteously and professionally, with a goal of responding the same business day whenever possible and no later than 24 business hours.

Board members and homeowners receive attentive assistance with questions concerning the day-to-day operations of their association.

Hands-On Community Management

Our management approach extends beyond the office. Services include:

  • Monthly community inspections and compliance reporting
  • Monthly landscape walk-throughs with vendors and committee members, as applicable
  • Follow-up and coordination with association vendors
  • Paperless work orders and maintenance tracking
  • Detailed management reports provided to the Board
  • Preparation and distribution of community communications and newsletters

Transparent Financial Management

Our accounting team works closely with each Community Manager to provide Boards with timely, accurate, and understandable financial information.

Services include:

  • Monthly financial statement preparation
  • Accounts receivable and accounts payable reporting
  • Customized association charts of accounts
  • Bi-weekly invoice processing with Manager review and appropriate general ledger coding
  • Operating budget preparation beginning approximately four months before the association’s fiscal year-end
  • Coordination with the association’s CPA for year-end financial reviews, audits, and tax preparation
  • Coordination with the association’s Reserve Analyst to assist with timely reserve study preparation

Financial statements are prepared in advance of Board meetings and incorporated into the Board’s management report for review.

Technology That Keeps Residents Connected

Homeowners have convenient online access through the AppFolio Owner Portal, available from a computer or mobile device. Residents can access account information, make assessment payments, submit service requests, communicate with management, and access other available community resources.

Homeowners may make payments electronically, through the association’s designated lockbox, or at our Laguna Hills management office, as applicable.

Prepared & Informed Board Meetings

Board members receive a comprehensive Board Report in advance of each meeting, providing the information necessary to review community operations, financial matters, compliance activity, vendor issues, and other association business.

Our goal is for Board members to arrive at each meeting informed, prepared, and ready to make decisions.

24/7 Emergency Assistance

Emergencies don’t always happen during business hours. La Perla provides clients with access to 24/7 emergency assistance for qualifying association-related emergencies.
